Innovation Hub

Connecting Innovation and Opportunity

Cornerstone’s initial phase will be a 310-acre parcel north of Peterson Road, which will be developed over the next five years.

Located in Grayslake, IL, Cornerstone sits at the center of one of the Midwest’s fastest-growing corridors for biotech, pharmaceutical, technology, and logistics. With dozens of Fortune 500 companies and leading startups close by, and medical supply giant Medline signed as the initial tenant, the 641-acre mixed-use development offers a strong new economic engine for Chicago’s flourishing suburbs.

Phase 1 of Cornerstone includes 3,000,000 SF of light industrial, R&D and logistics encompassing a 310-acre parcel north of Peterson Road. One of the U.S.’ largest master-planned projects, Cornerstone will be built over 12 years, providing infrastructure and incentives to further imagination and innovation across the private and public sectors.

Our Core Values

Smart build

Cornerstone will protect the environment through sustainability. The first facility, now under construction, will be a LEED-certified 1,400,000 SF warehousing and distribution facility for the medical supply company, Medline Industries, Inc.

Win-Win

Cornerstone will deliver significant benefits to the local economy such as growth in the local property tax base to fund schools and other core services. The first facility alone will generate spending with local businesses of approximately $2.5 million annually and contribute approximately $1.3 million to state and local taxing bodies.

Low impact

Traffic impact outside of the actual development will be mitigated, thanks to Cornerstone’s self-contained nature, its leveraging of existing infrastructure, and its proximity to existing population centers and planned road improvements.

Medline

Cornerstone's inaugural facility will be a LEED-certified 1,400,000 SF facility for the medical supply company, Medline Industries, Inc. At completion, it will be the 5th largest warehouse in the world. In addition to medical device storage and transportation capabilities, Medline’s development will include lab, research and development spaces, and product showrooms.
